In the development of the project for the new Lota, we maintained a strong commitment to the guidelines and technical specifications defined in the Guidance Document (D.O.), including setbacks, number of floors, ceiling heights, façade alignment, depth of gable walls, and programmatic typologies. The directions outlined in the competition brief were rigorously followed, ensuring an approach that respects the initial concept with fluidity and coherence.
Our strategy was based on the limitations imposed by the regulations, but it reinterpreted these restrictions to create a design that aligns with contemporary perspectives. The project aims to reflect and connect with its physical and social context, promoting a harmonious integration with the surrounding environment.
Overall, the proposed building is characterized by contemporary architecture, defined by a cubic volume clad in semi-translucent material, resting on a base of exposed concrete. The structure evokes the idea of a “house” emerging from the earth or, more precisely, engaging with its context. The project is designed as an almost transparent element that blends with the horizon, creating a sense of lightness, while being anchored by solid concrete elements to ensure stability. This approach can be visualized as a boat anchored 35 miles from the coast—securely moored, yet still in dialogue with the horizon.
The two stacked volumes of the building reach a maximum height of 4.85 meters. In accordance with the program guidelines, which seek a clear segregation between programmatic categories, two differentiated ground levels were proposed internally: 5.50 meters for the area designated for staff and users, and 4.50 meters for the unloading, preparation, and shipping zone. This spatial organization ensures efficient functionality and a clear definition of the different areas within the new Lota.
