Alverca 12 Condominium

The proposed architectural project is a multi-family residential building, made up of twelve independent units, each with two floors above ground level, resulting in a total gross construction area of 2168.28 m². Located on a trapezoidal plot with a slight slope, the project is developed in harmony with the surrounding urban context.

The topography of the plot played a crucial role in the design of the twelve semi-detached houses, which were designed to dialog with the scale and identity of the site. Each fraction, designated as A, B, C, D, E, F, G, H, I, J, K and L, is independently accessible. The threshold level is established on the first floor, at street level, providing access to the social floor and the adjacent patio.

The layout of the houses along the slope allows for harmonious integration with the environment, respecting the scale of the existing buildings and preserving the view and the relationship with the landscape. Pedestrian access is via the first floor, where the social component of the house is located. This floor includes a living and dining room, a kitchen open to the dining room and a guest toilet. The living room offers direct access to the patio, serving as a link between the residence and the surrounding nature.

On the upper floor is the house’s private program, which includes a suite with a full bathroom and dressing room, as well as two bedrooms that share a full bathroom. Each living unit has two generous balconies on the upper floor: one facing the street and the other the patio. The suite has access to the balcony facing the street, while the bedrooms have access to the balcony that opens onto the street.

This project aims to create a contemporary and functional living environment that respects the topography and identity of the site, offering comfort and privacy to its inhabitants.
